How Your HVAC System Affects Your Home’s Resale Value
September 18, 2020
When selling your home, there are things you can do to increase its resale value. Making sure its heating and cooling system is updated is one way of doing so. If people have a choice between two similar homes, they’ll choose the one with the newer HVAC system.
Energy Efficiency Sells
Homes with a highly energy-efficient HVAC system are attractive to potential homebuyers. People enjoy saving money on their monthly utility bills. If you have a system that’s more than 10 years old, that could deter people from wanting to buy your home for the price you’re looking for. If your home needs a new HVAC system, you should buy the most efficient one you can afford.
Buy the Correct Size of HVAC System
If you need to buy a new HVAC system, make sure that it’s the correct size for your home. You don’t want to save money by buying an undersized system. Potential homebuyers may not consider buying your house once they find out its HVAC system is too small as undersized units can be inefficient and create other problems. Rim Country Mechanical, Inc. of Show Low, AZ, installs HVAC systems. We’ve been in business since 1993.
Keep Maintenance Records
If your current HVAC system is fine, make sure you have maintenance records. Potential homebuyers would like to see if it’s been properly maintained by a licensed professional. A good maintenance record can increase the resale value of your home. You should get HVAC system maintenance at least once a year.
The R-22 Problem
If your air conditioner is older than 10 years, it likely has R-22 as its refrigerant. This type of refrigerant can no longer be produced. No potential buyer is going to want to buy a home that uses this refrigerant as the existing supply has gotten very expensive.
Rim Country Mechanical, Inc. replaces, repairs and maintains HVAC systems. We also sell and install indoor air quality products. Please call our office to find out more or to schedule a service.
